If you had to lure someone to Kingston, you could develop an itinerary that would spin their head until they were dizzy and in love. On an ordinary weekend, you might start an afternoon lazing around by the river, eating bite-sized gourmet at Smorgasburg (the Brooklyn food event’s laid-back offspring in late summer/early fall) then head into town to the Outdated Café to get a caffeine jolt as you peruse their antiques. As the afternoon fades out, you could stroll past the only intersection in America where all four corners are occupied by pre-Revolutionary War buildings, on your way to dinner and cocktails at the immensely charming Boitson’s. The last hours of the night would be well spent merrily sipping pints at local brewery Keegan Ales or helping tear the roof off the BSP Kingston with one of the national indie music acts they regularly host. In the morning, as you recharge with a brunch of Southern comforts at PAKT, pull out your laptop and start showing off all of the affordable and attractive housing options. You will be calling Realtors before the check hits the table.

Joan Lonergan, a Realtor with Coldwell Banker Village Green Realty, confirms our suspicions: “I can’t think of a hotter place in the Hudson Valley right now.” Kingston has struck a formula that is becoming very familiar in our region. Its affordability, historic architecture, urban walkability, and ease of access to both city and country draws a small nucleus of creative types that begins to vibrate and magnetize, attracting exponential growth. This small city is well prepared to welcome the influx of creators. “The Lace Mill,” a 55-unit warehouse operated by the Rural Ulster Preservation Co., provides affordable housing to low-income artists, a welcome addition to the relatively abundant and attractive traditional housing stock for sale. According to Lonergan, “the housing stock dwindled some over the last year but there are still plenty of attractive Victorians and historic homes.”  Subtext: Get in now or it could be a much tighter market very soon.
